I’m used to viewing the page of wands as good news.
Maybe after a period of reflection of him knowing he may hurt people, he’s decided to change his mind.
Or
After a period of reflection, he will pull the trigger, kick everyone and be childish about it.

It’s possible he doesn’t want to wait the mandatory 90 day notice for you to leave and has listed the property as a ‘tenant comes with’.
If I’m you’d I’d contact him for an update and also let him know you need a physical letter for the termination.

Could be the house burns down and he collects insurance money.

I read this as " he's going to regret his decision and his world will crumble".

He has to give me 180 days as I’ve been here for over 5 yrs.
Also he’s not allowed to show anyone around whilst I’m living here
I’ve been advised to make no contact with him, so will sit tight

100% don't contact especially if your not in a good place there communication wise.
Obviously we are in different countries so things are probably really different. I just remember on my house hunt seeing properties where the tenant came with the purchase and you had to bid site unseen (aside from photos) or only with access to part of the property to not intrude on the existing tenant. And I rented a duplex once where the new owner had inherited the other tenants contract with the purchase. So it is a possibility as to why you haven't received a termination letter if he plans to list the property to include the current tenant.
Honestly at this point it is his problem. He may have decided not to sell after all. Who knows.
The longer he waits to send that letter, the longer you have there.click to expand

I’ve been waiting for the termination notice to come through but nothing yet and was wondering why the delay?
Thanks
