This is my issue with this whole approach. You say that you would settle for being friends. Wouldn't it or shouldn't it also apply if she is single?
I just think you need to be honest about the fact that you're willing to settle for being her friend until you have an opening.
I get that telling yourself: 'nah, we're just pals' seems like the safest route. But you're setting yourself up for disappointment, imo, as deep down (or maybe not so deep down) you know you want more.

IMO, you're not being very honest with yourself and her. You're friends with her, BUT you have a hidden agenda.
I would suggest if you've decided to be friends with her, that you make that conscious decision without ANY hidden agenda and NO promise of a possible future with her.
Otherwise, like @Feral_doe said, you're setting yourself up for disappointment.
